Processing, underwriting, conditions, clear to close. Then it all comes down to one appointment at a kitchen table with the last vendor on the file. That is me.
I print the whole package myself, I drive out to the borrower, and I came to this from years in banking and private lending. When they have questions at the table, they get answers instead of a callback to you.
Four things decide whether a signing agent is worth assigning. Here they are without the padding. If you want the rest of it, the number sits at the top of every screen.
The whole package prints here, legal and letter together, in one pass. Nothing goes out to a copy shop, nothing comes back on the wrong stock, and nobody has to reprint a Deed of Trust at the borrower's kitchen table because a tray ran out.

A signing agent who answers "I don't know, call your lender" is how a loan officer's phone rings at eight at night. I spent years in banking and private lending before I started taking signings, so I can tell a borrower what a document is and why it sits in the package. I am not an attorney and I do not give legal advice, so anything that is really about their terms still goes back to you. Most of it never has to.
A Russian-speaking borrower does not need a relative standing behind them to translate. That changes how an appointment goes, and it is a large part of why I get called for these files.

There is no dispatcher, no rotating bench of subcontractors and no call center between you and the person who will be sitting across from your borrower. You reach me on the phone, and the person you spoke to is the person who turns up.
That also means you can tell me the awkward part of the file directly. Odd vesting, a signer who works nights, a package the lender keeps revising. I would rather hear it than discover it.

A closing package is a physical object. It runs to a couple of hundred pages, it mixes legal and letter stock, and a single tray printer turns that into a slow manual job with a lot of room for error.
I run a dual tray printer and a laser printer, so the package comes off correctly the first time, in order, on the right paper. That is not a small detail when the Deed of Trust has to be legal size and the disclosures do not.
The signing happens where the borrower is. I travel to it with the package already printed, so nothing about the appointment depends on their printer, their scanner, or anything more than showing up with an ID.

Signature, initial, date, notarial certificate. The things that get a package kicked back are usually small and usually in the same handful of places, and knowing the documents from the lending side is how you catch them while the borrower is still in the chair.
If the borrower speaks Russian, the appointment runs in Russian.
A residential closing package usually runs one hundred to two hundred pages, and every lender builds it a little differently. This is the shape of a typical one, and the marks that have to be right before it goes back.
Scope, stated plainly. I am a notary public and a signing agent. I do not explain loan terms, give legal or financial advice, or tell a borrower whether to sign. My job is that every signature, initial, date and notarial certificate in the package is in the right place and filled in correctly.
Why the printing matters. A good share of the problems in a returned package start before anyone picks up a pen: wrong paper size, a page printed short, a section out of order. Printing it myself on the right stock removes that whole category.
When the person signing is not comfortable in English, the usual workaround is a family member translating over their shoulder. It slows the table down and it puts a third party between the signer and the document.
I speak Russian. The appointment runs in the language the borrower actually thinks in, which means they are calm, they are paying attention, and nothing gets signed because somebody else nodded.

Everyone signing needs a valid, current, government-issued photo ID. Not expired. The name on it has to match the name on the documents.
If a package reaches you before the appointment, leave it alone. Notarized pages have to be signed in front of me, and a page signed early has to be redone.
It is a tall stack and there is no prize for finishing fast. Read what you want to read, and ask what a page is. If Russian is easier for you, we will do it in Russian.
That is the whole list. No printing, no scanner, no paperwork to gather. I bring the package.
